Peak Suites screens all applicants and requires certain items prior to entering into a lease agreement with our guests. ID verification, a soft credit check (will not impact your credit score), and a criminal background check are standard. Depending on the results of the screening, deposits or alternate booking processes may be needed. In accordance with local regulation and property guidelines, criminal history may be taken into consideration in approving or declining a reservation.

- Yes! You can extend your stay past your original move-out date. Peak Suites will not rent your apartment home to anyone else until you submit your required notice to vacate (NTV), typically 30 days in advance of your move-out date. Once your notice has been submitted, we place the home back on our availability list for rebooking.
- Should you need to extend your stay after the NTV has been submitted, we will do our best to accommodate your needs, but our extension will depend on whether or not your home has been re-booked. We will allow you to extend until the next guest’s move-in date (if the apartment has re-booked).
- Peak Suites is also happy to assist in finding a transfer home if your original home is not available for an extension. The terms of your new agreement will be based on the new homes rent, availability, etc. The earlier you notify us of any changes to your stay the easier it is for us to assist!

Peak Suites bills on a monthly basis and does not require deposits or upfront fees to secure your reservation. Peak Suites accepts credit/debit card payments through our credit card vendor – stripe. We also accept ACH payments. Other forms of payment can be discussed on an individual basis. We are flexible and work with clients to make the payment process as convenient as possible.

Peak Suites will work with you to find a new renter for your apartment. We will place your home on our availability list and market it as soon as you notify us that you need to move-out before your lease term ends. If we are able to find a new occupant, your financial obligation will end on the new occupant’s move-in day. Peak Suites does not offer a lease break option.

Yes! Peak Suites loves furry friends and family that travel with our guests. Most of our homes are pet friendly. There are certain property specific breed and quantity restrictions, typically two pets are allowed at each home. Peak Suites will work with you to make sure you and your pets find the purr-fect place to stay!

No. Peak Suites has a strict no-smoking policy. Failure to comply will result in a $1000 fine in addition to reconditioning fees. Smoking on property may be cause for lease termination.

Yes! All homes in Peak Suites inventory come with full-size washer and dryer inside the home.

Yes, our rates include parking fees so there is no extra charge. 1 space for 1 bedroom homes, 2 spaces for 2 bedroom homes, etc. Extra parking spaces, reserved spaces, or garage rental spaces do require additional fees and can be discussed at the time of booking.

- Peak Suites offers homes that are fully furnished, include an extensive housewares set, and a welcome kit of commonly needed consumables (soap, laundry detergent, paper towels). Your rental payment also covers your utilities; electric, gas, water, high-speed internet, and cable tv service. Peak Suites does not include phones or phone plans in our homes. Our furniture and housewares kits are customizable – if you have special requests, just let us know and we will do our best to accommodate your needs.

- Peak Suites understands there may be extenuating circumstances that might cause you to need to cancel your reservation. Our policy is outlined below:
- Pre Move-In:
- Cancel 30+ days prior to move in = No charge
- Cancel 29 to 14 days prior to move-in = 50% of first month’s rent payment refund
- Cancel less than 14 days prior to move-in = no refund, a full month’s rental rate will be due as the cancellation fee
